I trusted my report and my valuation.
There were two options in front of me, either calling the owner and stating that our price levels were very different and canceling our meeting from the beginning or explaining the reasons in detail in the meeting.
While creating the pricing, I had taken into account the prices of the precedent real estate in different regions of Istanbul, as well as the precedent transactions and announcements in the region.
I chose the second way and went for the interview.
The fact that we graduated from the same high school made the owner approach me with one more level of interest.
When I presented my report to him, he listened carefully. And looking back, I observed that he was analyzing my information.
Then I thought, if that offer had come, he would have said thank you and ended the meeting. On the contrary, the conversation went further, we exchanged ideas about his real estate. Especially on the possibility of urban transformation and the advantages it can gain.
Afterwards, the discussion on the pricing of the precious residence flat in the Beşiktaş region was opened. The price I quoted was clearly above the price level the property owner was considering.
Afterwards, he talked about his flats in another residence project in the Beşiktaş area and said that he would call me when he thought about renting.
Afterwards, we left the workplace together and had a little chat on the way.
He called me again yesterday. He said that he received a swap offer for an apartment with urban transformation advantage in the Beşiktaş area and asked me for my valuation opinion.
My experience with the respective property owner took its place as an experience to confirm my overall approach.
The main thing is facts, knowledge, personal integrity, focusing on the job, respecting the profession, being able to take a long-term view.
