How will villa prices be in the Besiktas, Istanbul region in 2025?

There has been a weak movement in demand for the last 3 months.
Interest rate cuts will continue in 2025, as seen in Turkey as well as around the world.
In the last two years, house prices have fallen to approximately half in foreign currency.
There is almost no vacant land in the Beşiktaş region.
On the villa side, I do not observe any projects in the Beşiktaş region.
All A+ projects under construction in the Beşiktaş region are residences and luxury housing projects.
In the Beşiktaş region, villas are concentrated in Levent, Etiler, Bebek and Arnavutköy regions.
In my opinion, an increase in demand can be observed in the villa market, especially in the second half of 2025.
I predict that a certain part of this demand will be from abroad.
